Six Reasons Your Property Will Sell... or Not

 

Marketing

This part is up to me!  Your house will be marketed in the following ways:

  • A bright red yard sign (15% of buyers are drawn by the sign)
  • Newspaper advertising (6% of buyers find the house through newspaper ads)
  • Internet presence (6% of buyers see your house on the internet)
  • Multiple Listing Exchange (about 60% of sales come from the MLX - all realtors have access to this tool)
  • Open houses, office tour, referrals, friends (accounts for about 13% of sales)

 

Condition

How well maintained is your house?  What needs updating?  Does it need a new coat of paint or new wallpaper?  How old are the roof, the furnace, the appliances? Is the basement dry?

Addressing these issues may add value to your house!

 

Location

Is this a sought-after area?  How good are the schools?  Are you near public transportation?  Are taxes high or low in your community?

 

Access

Buyers usually feel a sense of urgency; they want to see everything, and they want to see it NOW.  A lockbox provides access when you’re not home.  The good news is that increased access increases the chance your house will sell.  The bad news is that you have to keep your house neat, all the time!

The Market

What other houses are for sale in your area (the competition)?  What are mortgage rates? Is it a seller’s or buyer’s market?

Pricing

Each of the factors listed above will influence what price you will get for your house; the actual asking price is up to you!
